We understand that the property management process begins before your property is rented. Before we list the property, we evaluate to make recommendations to reduce liability, get ahead of maintenance headaches and make suggestions to add value to the property. While marketing, we talk to people, we ask questions and we pre-qualify over the phone. After showings and applications we present applications and select a highly qualified tenant. We are there through the entire move in process, documenting the condition of the property with the tenant prior to handing over the keys.
After handing over the keys we are your 24/7 contact throughout the lease. We handle your tenant repairs, concerns, questions and rent collections. We distribute your monthly rents and reports.

We will set up showings for properties after we have pre-qualified you. This pre-qualification saves time and application fees if we can have a discussion about your rental/credit history.

All our properties require minimums for household income, credit score and rental history. However we qualify applications on a screening score point system.
Applications are assigned positive points for positive rental references, verifiable gross household monthly income being over the minimum of 2.5x the rent, and positive points for credit scores over a 650.
Points are deducted for credit scores below the minimum, negative rental references, gross amount of household income being below 2.5X the time and presence of criminal backgrounds/evictions/bankruptcies.
There are times when an application is on the edge of requirements to be approved and applications can earn additional positive points with additional positive rental references, an (in-state) co-signer, paying a credit contingency fee or potentially an extra security deposit.
